Monthly Assessments ("Condo Fees")
Please note:Payments beginning January 2008 should be sent to Brodie Property Management. You should have received payment coupons. If not, please contact them at 410-571-1400.
Checks should be made out to Fairwinds of Annapolis!
- Condo fees are due on the first of the month, not the 15th
- If payment is not received by the 16th of the month, a late fee charge of $15 will be automatically added to the account
- In accordance with Fairwind's By-Laws & Resolutions and the Maryland Condominium Act, further collection activity could include:
- Liens placed upon unit
- Late charges
- Interest
- Collection costs
- Reasonable attorney fees and other charges as permitted by law.

- Pets and The Law
Owning a pet requires responsibility.
- Please remember to clean up all pet waste in all areas.
- The owner of any dog or cat 4 months of age or older must obtain a license for the animal.
- Cats and other animals are not to roam free on Fairwinds property
- Dogs must be kept on a leash while outside of the owner's private property. No matter how docile or obedient your dog is, it must still always be on a leash!
- Failure to comply with the county laws can result in fines up to $500.

- Maryland The Homeownership Preservation Task Force Report
In the third quarter of 2007, Maryland saw 7,001 foreclosures, compared to 947 just a year ago. RealtyTrac ranks Maryland 15th worst based on the number of total foreclosure filings per household for August 2007. There were 577 foreclosures in Anne Arundel County alone. In response, the Governor established "The Maryland Homeownership Preservation Task Force".
The specific objectives of the Task Force are to:
- Identify and assess available financial resources (public and private) to assist Maryland homeowners with inappropriate mortgages and recommend additional programs or financial products aimed at reducing the number of new foreclosures in Maryland;
- Review ongoing outreach, counseling, and educational programs and activities that focus on foreclosure prevention and recommend changes or enhancements as needed;
- Examine current laws and regulations in Maryland governing the mortgage industry and the foreclosure process and recommend changes, including legislative and regulatory actions where warranted; and
- Collect and analyze data to plan for current and future needs and monitor foreclosure activity.

- Maryland's Clean Indoor Air Act of 2007
(Maryland's smoking ban goes into effect February 1, 2008)
Maryland’s Clean Indoor Air Act of 2007 was signed into law on May 17, 2007. The purpose of the Act is to preserve and improve the health, comfort, and environment of the people of Maryland by limiting exposure to environmental tobacco smoke. The Act prohibits smoking in indoor areas open to the public except in limited circumstances. The Act specifically prohibits smoking in public meeting places, public transportation vehicles, and indoor places of employment.
